ARLA

Article 4 Direction
PlanningA direction by a local authority that removes permitted development rights, requiring planning permission for certain changes.
AST
TenanciesAssured Shorthold Tenancy - the most common type of tenancy in England and Wales, typically 6-12 months.
BRRRR
StrategiesBuy, Refurbish, Refinance, Rent, Repeat - a strategy of recycling capital through property improvements.
BTL
StrategiesBuy-to-Let - a property purchased specifically to rent to tenants.
CGT
TaxCapital Gains Tax - a tax on the profit when you sell a property that has increased in value.
Compulsory HMO Licence
LicensingA licence required for houses in multiple occupation (HMO) with 5 or more tenants from 2 or more households.
Contractor
ConstructionA person or company hired to carry out construction or renovation work on a property.
Conveyancing
LegalThe legal process of transferring ownership of property from one person to another.
Court of Appeal
LegalThe second-highest court in England and Wales, hearing appeals from the High Court and County Courts.
CPS
LegalCrown Prosecution Service - the principal public prosecution service for England and Wales.
Curtain glazing
ConstructionFloor-to-ceiling glass windows, typically in modern apartments.
Damp proof course (DPC)
ConstructionA barrier installed in walls to prevent rising damp from ground level.
Data Room
ProcessAn online repository of documents provided to potential buyers during the due diligence process.
Deposit Protection Scheme
TenanciesA scheme that protects tenant deposits - landlords must place deposits in a government-approved scheme.
Dilapidations
LegalBreaches of a lease by a tenant, often requiring compensation for damage beyond fair wear and tear.
Disrepair
LegalThe state of a property falling below the required standard for habitation.
EPC
EnergyEnergy Performance Certificate - a document showing a property's energy efficiency rating from A (most efficient) to G (least efficient).
Equity
FinanceThe difference between the market value of a property and the amount owed on any mortgages.
Exclusive Gateway
ProcessA point in a process where only one option can be chosen from several alternatives.
Extension of Time (EOT)
ConstructionAdditional time granted to complete construction works, often due to unforeseen circumstances.
FCTR
FinanceFinancial Conduct Authority - the regulator for financial services firms in the UK.
Fixtures and Fittings
LegalItems included in a property sale - fixtures are attached to the property, fittings are not.
Freehold
OwnershipOwnership of both the property and the land it stands on indefinitely.
FSB
OrganisationsFederation of Small Businesses - an organisation representing small business interests.
Gearing
FinanceUsing borrowed money (debt) to invest, expecting returns to exceed the cost of borrowing.
Gross Yield
MetricsAnnual rental income as a percentage of the property value, before expenses.
Ground Rent
OwnershipA yearly fee paid by leaseholders to the freeholder for the land the property stands on.
HMO
Property TypesHouse in Multiple Occupation - a property rented to 3 or more tenants forming 2 or more households.

HPI
MetricsHouse Price Index - a measure of changes in UK house prices over time.
ICR
FinanceInterest Coverage Ratio - the ratio of rental income to mortgage interest, used by lenders to assess affordability.
Interest-Only Mortgage
FinanceA mortgage where you only pay interest each month, with the capital repaid at the end of the term.
Investment Vehicle
FinanceA structure used to hold and manage investments, such as a limited company or LLP.
Joint Tenants
OwnershipA form of ownership where if one owner dies, their share automatically passes to the surviving owner.
Land Registry
OrganisationsThe government body that records land ownership in England and Wales.
Leasehold
OwnershipOwnership of a property for a fixed term, but not the land it stands on.
LTV
FinanceLoan-to-Value - the ratio of a mortgage to the property value, expressed as a percentage.
LULU
PlanningLocally Unwanted Land Use - a term for undesirable developments in a particular area.
MEES
EnergyMinimum Energy Efficiency Standard - the minimum EPC rating (E) required for rented properties.
Mezzanine Finance
FinanceA loan that sits between senior debt and equity, often used in property development.
Negative Equity
FinanceWhen the value of a property is less than the outstanding mortgage balance.
Net Yield
MetricsAnnual rental income as a percentage of the property value, after deducting expenses.
NHBC
OrganisationsNational House-Building Council - provides warranty and insurance for new build homes.
NOVL
FinanceNotice of Variable Interest Rate - notification from a lender that their interest rate is changing.
Off-Market
MarketingProperties that are for sale but not publicly advertised, often sold privately.
Ombudsman
OrganisationsAn independent person who investigates complaints - the Property Ombudsman handles estate agent complaints.
On-Market
MarketingProperties that are publicly advertised for sale through agents or portals.
Option to Renew
TenanciesA clause in a lease giving the tenant the right to extend the lease for another term.
PD
PlanningPermitted Development - rights to carry out certain improvements without planning permission.
Planning Permission
PlanningFormal approval from a local authority required for certain building works or changes of use.
Positive Covenants
LegalOngoing obligations that run with the land, such as maintaining a fence.
Pre-LET
StrategiesA property purchased with tenants already in situ.
Premium
OwnershipThe extra amount paid for a leasehold property to acquire the freehold or extend the lease.
Property Audit
ProcessA comprehensive review of a property's condition, legal status, and investment potential.
Property Pooling
FinanceAn arrangement where multiple investors combine funds to purchase property together.
Property Search
LegalReports compiled during conveyancing showing local authority and environmental information.
PVR
MetricsPrice-to-Vacant-Rent ratio - a metric comparing property price to potential rental income.
RCIS
OrganisationsRoyal Institution of Chartered Surveyors - a professional body for surveyors.
Refurbishment

REIT

Reletting

Repayment Mortgage
FinanceA mortgage where monthly payments cover both interest and capital, paying off the loan by the end of the term.
Right to Rent

Section 21
LegalA notice a landlord can use to evict a tenant in an Assured Shorthold Tenancy.

TaxTax relief restriction on mortgage interest for BTL landlords, phased in from 2017.
Service Charge
OwnershipA fee paid by leaseholders to cover the cost of maintaining common areas and services.

Stamp Duty
TaxStamp Duty Land Tax - a tax on property purchases in England and Northern Ireland.
Subject to Contract
LegalA term used before contracts are exchanged, meaning negotiations are not yet legally binding.
Tenancy Agreement
LegalA legally binding contract between a landlord and tenant setting out terms of the tenancy.
Tenancy Deposit Scheme
TenanciesA scheme that protects tenant deposits - required by law for ASTs.
Tenants in Common
OwnershipA form of ownership where each owner can have a different share, which can be passed on separately.

Title Deeds
LegalLegal documents proving ownership of a property.
Turnkey
Property TypesA property that is ready for immediate occupation or rental.
Underoffer
MarketingAn offer below the asking price.
Unencumbered
FinanceA property with no mortgage or other charges against it.
Useful Life
MetricsThe expected period a property will remain functional and generate returns.
Vendor
ProcessThe person selling a property.
Voids
MetricsPeriods when a property is empty between tenancies, generating no rental income.
Yield
MetricsThe return on an investment, usually expressed as a percentage of the property value.
Yield Spread
MetricsThe difference between the return on a property and the cost of borrowing.
Zoning
PlanningDesignating areas for specific uses, such as residential or commercial, in local plans.
