SDLT Trap

£12,500

stamp duty on a £250k BTL

You’ll pay £10,000 more in SDLT than you think

Since Oct 2024, the surcharge rose from 3% to 5%. Most online calculators still show the old rate.

Yield Killer

3.2%

actual net yield (not 8%)

That “8% yield” is probably 3.2% after real costs

After mortgage, management, insurance, voids, and Section 24 — yields drop 50–60%.

Chapter 3 →

Tax Savings

£8,500

saved per year with LTD

Higher-rate taxpayers lose £4,200/yr in their personal name

Section 24 killed mortgage interest deductions. A limited company pays 25% and deducts in full.

Chapter 3 — How to Evaluate Any Propertyp.34

The 5 Metrics That Actually Matter

Estate agents will quote gross yield because it looks better. Here's how to calculate the number that actually determines whether you make money:

MetricFormulaTarget
Gross Yield(Annual Rent ÷ Price) × 100≥ 6%
Net Yield(Rent − All Costs) ÷ Total Investment≥ 4%
Cash-on-CashAnnual Cash Flow ÷ Cash Invested≥ 8%
ICRRent ÷ Mortgage Payment≥ 145%
ROI (all-in)(Cash Flow + Equity Growth) ÷ Total In≥ 15%

Key insight: A property showing 7% gross yield in Manchester drops to 2.9% net yield once you factor in 10% management, £1,200 insurance, 8% void, and Section 24 tax impact. Always run net yield first.

Let's walk through a real example. Take a £180,000 terraced house in Salford with £950/month rent...

This is page 34 of 100+. Every chapter is this detailed.
